How do I make a reservation?
Reservations may be made by using the form at this website (Book It), or by
calling our reservation line at 888-718-6664. Please leave
your name, number and the dates. You will be contacted by one of our
representatives immediately.
The procedure is as follows:
(1) Select your vacation home by clicking Vacation
Homes a viewing our collection. We have many other homes of similar
age and quality that are not profiled on our webpages.
(2) Check availability by clicking Reserve
Home or calling 888-718-6664.
(3) Check the rate by clicking Rental
Rates. We only count the nights in computing the total charge.
(4) Call 888-718-6664 to confirm your reservation and pay
the deposit..
(5) You will then receive your contract via fax or Email.
How much deposit will I need to place?
The deposit required varies by property. It ranges
from 15% of the total to $450 for the largest units.
We accept all major credit cards. Please note that this deposit is deducted from your final
invoice. Unless otherwise agreed, the balance is due 30 days from the date of your arrival. For your safety,
please do not send any billing information over Email. You can call us
with any credit card information at the above number. You can mail any
checks to our East Cost Office below at 16 Mt. Bethel Road, #377, Warren,
NJ 07059.
Where is your company located?
Our company, Turnkey Properties,
LLC, maintains
two offices. Our Florida Office is at 14391 S.W. 37th Street
Miami, FL 33175. Our East Coast Office is at 16 Mt. Bethel
Road, Suite 377, Warren, NJ 07059. If you would like to verify our
corporate status, please call the Division of Corporations directly at
850-488-9000 an ask to "verify the corporate status of Turnkey
Properties, LLC." Please mail any correspondence to our East
Coast Office.
Will I get a property like the one in the pictures?
Yes. What you see is what you get. Our company owns more than one unit of each model
pictured on our website. If for some reason the unit pictured is
unavailable due to a conflict, ongoing maintenance, repairs or any other factors that make the home less than perfect, you will be placed in a
back-up unit that is substantially similar to the one pictured.
What happens to my deposit if I cancel?
If you cancel your reservation up to 30 days prior to arrival,
the deposit for each unit will be refunded except for a $150 rebooking fee. This is the fee
we have to pay to have an agent book the unit(s) for the period of the
cancellation. However, you do not forfeit this money. We will give you a
credit in this amount on your next visit to Disney.
Less than 30 days, but more than 15 days, one-half of the
deposit will
be refunded.
Less than 15 days, the deposit will not be refunded.
When do I pay the balance?
Usually, the balance of your vacation rental is due 30
days before your arrival date. Some of our managers allow the guests
to pay the balance at check-in time.
How much tax is there to pay?
There is 5% Osceola County Tax and 7% Sales Tax, a total of 12%
How do I find the Home?
Directions are sent to you via Email with your
confirmation. The confirmation will provide you with directions to
our manager's office so that you can pick-up the keys to the home.
What happens if I arrive early or late?
There is a lockbox on the front of the office. You will be provided with
the code. On arrival, you simply remove your welcome pack, directions and keys.
What do I need to bring?
Our luxury homes are fully furnished and include all
amenities, including linens and towels. You only need to bring clothing and
personal hygiene items. You may wish to bring some beach
towels however, for the beach or the water parks
What happens if I cause damage?
Should any damage beyond normal wear and tear or theft
occur, you will be charged for the damage or stolen item before your
departure. Please be advised that all items in the home are inventoried
before and after your visit.
Can I smoke in the homes?
No. All properties are non-smoking. Any guest found in
violation at any time will be asked to leave. All monies for the reservation will be
forfeited.
